Settlement day is often seen as the most important -and sometimes most nerve-wracking -part of a property transaction.
But the truth is, by the time settlement day arrives, most of the work has already been done.
At E K Conveyancing, we aim to make settlement day feel calm, clear, and straightforward -because it should be.
What actually happens on settlement day?
In South Australia, settlements are now completed electronically through a platform called PEXA.
On the day:
- Funds are transferred between parties
- The property title is legally transferred
- Financial adjustments (rates, water, etc.) are finalised
Once everything is confirmed, the property officially changes ownership.
When do you get the keys?
If you’re purchasing, keys are typically released by the real estate agent once settlement is confirmed.
This often happens shortly after completion -sometimes within the same hour.
Why settlement day feels stressful (but doesn’t need to be)
It’s completely normal to feel a bit anxious. After all, this is a significant moment.
But most stress comes from uncertainty -not from the process itself.
By settlement day:
✔ Your documents are prepared
✔ Your finances are arranged
✔ All parties are ready
Our job is to ensure everything runs smoothly in the background.
What you should do on the day
There’s very little you actually need to do:
- Be available by phone if needed
- Ensure funds have been transferred as instructed
- Wait for confirmation from your conveyancer
That’s it.
A typical Settlement Day at E K Conveyancing
While you’re waiting for confirmation, our team is:
- Monitoring the PEXA workspace
- Coordinating with banks and agents
- Finalising settlement figures
- Confirming completion
There’s a lot happening -but it’s all structured and carefully managed.
Our Advice
If there’s one thing we always tell clients, it’s this:
“By settlement day, the hard work is already done.”
Our role is to make sure you can step into that moment with confidence, not stress.
