One of the questions we’re asked most often – usually a little sheepishly – is: “Why do conveyancing fees vary so much?”
It’s a fair question, and we love being asked it. Because the honest answer tells you a lot about how property transactions actually work -and it helps you choose the right support for your situation.
Not all matters are created equal
A straightforward residential purchase -one buyer, one seller, standard finance, clean title -follows a well-worn path. There’s still a great deal happening behind the scenes (searches, checks, settlement figures, coordination with banks and agents), but it’s work we’ve refined over hundreds of matters, and it’s priced accordingly.
Then there are the matters that need more. A title with an easement that affects what you can build. A family transfer where relationships matter as much as paperwork. A deceased estate, where grief and legal process arrive together. A purchase through a company or trust, with layers of verification -especially now, under the new national AML requirements.
These matters take more time, more experience, and more care. Often they need senior eyes across every step -someone who has seen what can go wrong and quietly makes sure it doesn’t.
What you’re really paying for
Here’s the thing about conveyancing: when it’s done well, it looks like nothing happened. No delays, no surprises, no last-minute panic. Just keys, on the day you expected them.
That calm is the product. Behind it sits experience -knowing which detail on page fourteen matters, which question to ask the other side early, which small inconsistency is worth chasing before it becomes a problem at settlement. So when a complex matter carries a higher fee, you’re not paying for more photocopying. You’re paying for judgement -the kind that only comes from years of doing this work, and that protects what is probably the biggest transaction of your life.
Our promise on fees
We’ll always be upfront about costs before we begin, explain what’s included, and tell you honestly if your matter looks more complex than it first appears -because surprises are the one thing nobody wants in property.
If you’re facing a transaction and you’re not sure whether it’s “standard” or “something more,” just ask us. That conversation is free, and it might be the most valuable ten minutes of your whole property journey.
