Spring has a way of making everyone think about property. The gardens look their best, the weekends fill with open inspections, and every year around now, our phones get busier with one question: “We’re thinking of selling -what should we be doing?”
Here’s the honest answer: the smoothest spring sales are won in the weeks before the sign goes up. So if a sale is on your horizon, here’s what to organise now -calmly, one step at a time.
1. Start your Form 1 preparation early. The vendor disclosure statement is one of the most important documents in an SA sale -and one of the most common causes of delay when it’s left late. Getting the searches underway before you list means your sale can proceed the moment you have a buyer.
2. Gather your property’s paperwork. Council approvals for that pergola or carport. Building indemnity insurance if you’ve renovated. Rental agreements if the property is tenanted. Buyers (and their conveyancers) will ask -and having answers ready keeps momentum in your favour.
3. Get your identification sorted. Under Australia’s new AML requirements, sellers complete identity verification too. It’s quick when it’s done early, and a bottleneck when it isn’t.
4. Think about your settlement timeline. Are you buying and selling at the same time? Do the dates need to line up? These are conversations to have before contracts are signed, not after -and we can help you think them through.
5. Engage your conveyancer before you list -not after you sell. This is the step most sellers do last, and it genuinely belongs first. When we’re involved early, we can prepare your Form 1, flag anything on your title that needs attention, and make sure there are no surprises waiting in your paperwork.
Selling a home is a big decision -often wrapped up in life changes, memories, and a fair bit of emotion. Our job is to make the legal side feel steady and predictable, so you can focus on what’s next.
